The purpose of the survey is to locate the presence
and extent of any ACMs in the premises, where reasonably
practical, whilst deferring the need for sampling
and analysis until a later time. Our inspection report
would provide assessment on any material which is
presumed to contain asbestos. The pitfall of this
type of inspection is that many suspected asbestos
containing materials may be recorded (but not confirmed
by analysis). This may have ongoing cost and practical
implications on the duty holder for the maintenance
and management of the building with some non asbestos
containing materials.
This is the standard type of asbestos inspection
commissioned by property owners or occupiers to provide
the basis for an asbestos register and subsequent
management plan as defined in Regulation 4 of CAR
2006.
The procedures in this inspection are the same as
for Type 1, except that representative samples of
materials suspected of containing asbestos are taken
where safe and practical to do so, thus eliminating
non-asbestos containing materials from the need for
future consideration in the asbestos management plan.
It should be noted that a Type 2 asbestos inspection
has its limitations and should not be used for asbestos
containing materials identification prior to demolition
or major refurbishment works.
A Type 3 asbestos inspection must be carried out
by law before any works commence involving demolition
or refurbishment work as defined by MDHS 100.
It is not recommended that a Type 3 asbestos inspection
is commissioned to form an asbestos register as the
cost and disruption would normally be un-economic
in relation to the benefits (see Type 2 Inspections).
A Type 3 asbestos inspection need only cover the
areas in the proposed project.
Type 3 asbestos inspections intrude into the fabric
and structure of the building to eliminate any areas
of doubt with regards to concealed asbestos. It removes
uncertainty thus protecting workers against hidden
and unforeseen asbestos. There are obvious benefits
both from a Health and Safety and financial perspective.
Pre Tender Health and Safety Plans for CDM will
normally incorporate a Type 3 asbestos inspection.
If you have already had an asbestos inspection conducted
you should have information such as Material Hazard
Assessment, which provides a basic indication of
how liable an asbestos-containing material (ACM)
is to release airborne fibres. We can provide assistance
to the duty holder to determine the specific risk
that each ACM poses based on the level of occupation
in the area where it was found, and then to produce
an asbestos management plan which would include,
preparation of site specific management plans to
comply with Regulation 4, advice on remediation,
evaluation & selection of a licensed asbestos
removal contractors, Annual re-inspection of ACMs
to update asbestos register.
If you suspect any asbestos containing materials
in your premises, we can provide a quick and efficient
sampling programme which includes sampling and analysis
of the material. All our samples are analysed by
a UKAS Accredited Laboratory.
Our inspections and sampling are carried out in accordance
with MDHS 100 and NIACS and all samples are analysed by
an independent UKAS accredited laboratory.
Following an inspection we will provide you with a full
and comprehensive, user-friendly report, complete with
an asbestos register, advising you of the status of your
asbestos and the appropriate action to take, which complies
fully with HSE regulations.
