Asbestos Management Survey

The purpose of this inspection is to locate, as far as is reasonably practicable, the presence and extent of any suspect Asbestos Containing Materials (ACMs) in the premises and assess their condition for implementing Regulation 4 ‘Duty to Manage Asbestos in Non Domestic Properties’ stated in Control of Asbestos Regulations 2006.

The ‘duty to manage asbestos’ requirements of regulation 4 of CAR 2006 do not normally apply to domestic premises. However, the requirements do apply to common parts of premises, including housing developments and blocks of flats.

These requirements mean that organisations such as local authorities, housing associations, social housing management companies and others who own, or are responsible for domestic properties, have legal duties to ensure the health and safety of their staff (and others) in domestic premises.


Refurbishment and Demolition Survey

This survey is needed before any refurbishment or demolition work is carried out as a requirement under Construction (Design and Management) Regulations stated in the guidance for Regulation 4 in Control of Asbestos Regulations 2006 (CAR 2006).

This however is one of the first steps for the dutyholder to comply with the HSE for Regulation 4 ‘The Management of Asbestos in Non-Domestic Premises’ of the Control of Asbestos Regulations 2006 (CAR 2006).

This type of survey is used to locate and describe, as far as reasonably practicable, all ACMs in the area where the refurbishment work will take place or in the whole building if demolition is planned. The survey will be fully intrusive and involve destructive inspection, as necessary, to gain access to all areas, including those that may be difficult to access. A refurbishment and demolition survey may also be required in other circumstances, e.g. when more intrusive maintenance and repair work will be carried out, and for instances of plant removal or dismantling.

Asbestos Management
If you have already had an asbestos inspection conducted you should have information to help implement the asbestos management plan, We can provide assistance to the duty holder to determine the specific risk that each ACM poses based on the priority and material assessments to produce an asbestos management plan which would include, site specific management plans to comply with Regulation 4 and recommendations on remediation and if required an evaluation & selection of a licensed asbestos removal contractors.


Re-inspections
If you already have an asbestos management plan in place then we could help you in carrying out the re-inspection of the ACMs on a regular basis. Asbestos materials may change over time due to either damage from minor accidents, maintenance and repair works, floods, fires, severe weather etc or general deterioration of the materials or their coverings, which could increase the risk of exposure.


Asbestos Sampling
If you suspect any asbestos containing materials in your premises, we can provide a quick and efficient sampling programme which includes sampling and analysis of the material. All our samples are analysed by a UKAS Accredited Laboratory.
